Clear answers to the questions we hear most. If yours is not here, our team is happy to help.

Buying

Can foreigners buy property in Dubai?

Yes. Foreign nationals can buy freehold property in designated areas, which include most major communities.

What are the costs of buying property in Dubai?

The main costs are the 4 percent Dubai Land Department transfer fee, trustee and registration fees, the agency fee and, if applicable, mortgage fees. Fees may change, so we provide a full breakdown before you commit.

Can I get a mortgage as a non-resident?

Many UAE banks lend to non-residents, although loan-to-value limits are usually lower than for residents.

Does buying property give me a visa?

Investors meeting the government’s minimum property investment threshold may qualify for a long-term Golden Visa. We will confirm current requirements for you.

Off-Plan

Is my money safe when buying off-plan?

Payments for registered off-plan projects are held in escrow accounts regulated by the Dubai Land Department and released to developers as construction progresses.

Can I sell an off-plan property before handover?

In many cases, yes, subject to the developer’s resale conditions and how much of the price has been paid.

Selling

How long does it take to sell a property?

It depends on pricing, location and market conditions. A well-priced, well-presented property in a popular community typically sells faster.

What does it cost to sell?

Sellers usually cover the developer NOC fee and agency fee. Any outstanding service charges or mortgage must be cleared before transfer.

Renting

What is Ejari?

Ejari is Dubai’s official system for registering tenancy contracts. Registration is required for utilities and many residency processes.

How much is the security deposit?

It is typically around 5 percent of the annual rent for unfurnished properties and higher for furnished ones.

Can my landlord increase the rent?

Rent increases are regulated and linked to the official RERA rental index. Notice must be given in advance of renewal.
